The proportion of home buyers in baby boomer has exceeded the thousand-year-old buyers, and Boomer now also dominate the DC housing market.

Nationally, baby boomers made up 42% of sales in March, while Millennials made 29% of what the National Association of Realors calls the “conspiracy” for the real estate market. The decline in the proportion of thousand -year -old buyers is remarkable, compared to 38% of sales a year ago.

“I think the baby boomers on the market will form and shape the market in several years. I think they will finally make these difficult decisions to prepare for the easier life or get closer to the family. They can hardly wait. They age. And nothing will stop,” said Michelle Young, a board member with the Capital Association Association of Realors and a Compass -License and a Compass -Agent -License and a Compass -Agent -License in DC and a Compass agent in the DC and a Compass agent in the DC and a Compass agent in the DC and a Compass agent in the DC and a Compass agent.

Older boomers who shop were on average for 16 years in their current house, longer than any other generation of sellers.

Boomer buyers also react less sensitively for prices and mortgage lenses. Half of the older boomers and two younger Boomer department stores exclusively with cash, according to the National Association of Realtors.

In March, younger boomers also accounted for 15% of the purchases of multigenerational home purchases, or houses that were bought with the intention to accommodate parents and/or adult children.

Boomer buyers can also guide the house purchase process on the DC market and elsewhere. Young said she had returned to more traditional offers with eventual connections and other protective measures.

“Both are becoming more common and thorough in ratings and with house inspections. Buyers have the money so that you want to make sure that you offer this top price or go over that the house is delivered in the best condition in which it can be,” she said.

In a recent Redfin report it says that 39% of the sales contracts in the DC metropolitan region now contain a kind of buyer concession, although Young said that she has not recorded any special increase in concessions in the latest that she gave for buyers or sellers.

Eventual connections differ slightly from concessions, since any unitsal components are a non -negotiable component of the offer of a buyer – such as ratings and inspections – and concessions are more flexible offers from sellers, to carry out repairs or offer buyers cash.

Young said that sellers make less likely concessions, especially big ones.

‘Heating and air conditioning. Every kind of large sanitary work. Everything that will be significant costs for the seller. I believe that the sellers still have the feeling of returning to the market and without getting a contract without these big inquiries, ”she said.

Boomer also dominates the sales side and accounted for 53% of all home sellers in March.
